never trust the broker, if you have the verified financials then and got your LOI accepted then the next step is to get in under contract and dig under every rock nook and cranny to nail down your TRUE numbers and actuals.. then hopefully you wont need to retrade the deal

This is worth your attention far more than SFH at the moment.After you are rock solid sure that you will be able to get the loan forgiveness, I would recommend not paying down the debt and investing immediately.

I manage a number of properties in the Valley of the Sun with grass and done correctly it's often more popular than rock but it does come at an expense.I have a feeling they will roll out some sod and hit it with a sprinkler thinking they are good to go.

I mentioned the idea of just putting a few concrete slabs on the 13 acre parcel, to rent out as RV camp sights, but even that low risk idea was quickly dismissed as "they would make a mess and be loud/obnoxious".I had the $$ and income to buy a while ago but not the credit, so I have been working on my credit for quite a while and now it is quite nice in the mid 700s but being somewhat entrepreneurial and investing a lot of my time, money, and work into my own affairs now I don't have the "income", lol.
