Why are the strangers already living there more important than the strangers that want to rent the property after it’s already fixed up?

Our cleaning fee is a little more than our cleaning costs to account for consumables  By doing things like this we exceed expectations.

If it's not a corner parcel and there's no access to an easement alley on the side or rear you will also require a breezeway on the ground level which narrows the ground level footprint and depending on the width of your parcel, can make the commercial space less marketable.

If they have to get in a car, they seem to not care that a drive is 25-27 minutes versus less than 5 minute drive.   

With that being said, a portion of the lease can typically be credited towards the purchase price. 

In Arizona, for example, it's typically a 'forfeiture' rather than a foreclosure, which can be more favorable for sellers.

A rather unscrupulous approach by some investors is to go to the homeowner after the auction and say, "I'll give you $X,XXX dollars if you will sell me your house for "some price" that is less than they would have paid at auction.  

I have been BRRRR-ing for over a decade in Milwaukee and it's not like deals were always easy to find, but once a house has been sitting on the market for 6 months, sellers get more motivated to discuss a less than ideal priced offer.
