The two most annoying problems with badly designed low flow toilets are (1) Low water level in the bowl, which means when you drop heat you may create steak marks on the side walls unless you hit the right spot; (2) Very strong flush action with low water consumption sometimes create water splash backs.

He doesn't send me lots of repairs because the tenants come to us for non-emergency stuff but I want to know what I am paying him for aside from not calling me at 3am if the heat goes out.   

The LED bulbs provide significantly less heat, and they have a cover over the light so most people, I feel, wouldn't think to change out the bulb.

I personally don't like any growing in my rentals because of the water, heat, humidity are all negatives to a healthy house.

So I was full  I had nice units they were fully sheetrocked some with heat and a few had bathrooms and were doubles those I rented to car collectors. 150 a month for 10 by 20...  

I honestly believe that he at-least THINKS he smells mold and that he isn't just trying to get out of the lease.What would you do? 

The 4-unit bldg has 4 newer heating systems (natural gas).  

Last winter in the northeast was terrible, and we bought them a $300 room heater to try to help with the heating costs.

So if higher quality homes, I guess using a realtor is the alternative)I will stick to the fundamental in investment, for instance, investing in stocks i prefer to evaluate the fundamental of companies instead of chasing the most popular or heated stocks for long term success.
