The big guys can do volume and make less spread per loan.I have found with my commercial buyers anything below 2 million in price is extremely tough for financing and most transactions are all cash or very minimal low LTV loans.

The transaction values on purchased investment properties tend to be quite low relative to the market, so presumably a realtor working exclusively with investors would receive commensurately-lower commissions and in turn would need to do a relatively high volume of transactions to do well???
