Just like my clothes, they are not fancy because I am getting stuff done, I can throw a waterheater and scratch up the bed of my truck and it doesn't faze me, same with my clothes.My lawyer had a nicr vehicle and from my understanding of what his financial picture looks like I have no problem with that because I am confident he can afford it.

If you have none in Self Storage, you can play the "IF I succeeded in apt. rentals" card.....Prove your knowledge of the industry by comparing the income/expense ratios of the two (assuming you've had some success in residential rentals) and tell them that if you can make it work with a 50% income/expense ratio, you are confident in your ability to do so at a 35% ratio in the storage world.

We are moving our financing to a new lender and I will have an appraiser through on December 19 {the tenant is a university professor, so we want to wait until end-of-term exams are complete}, but I have little confidence that either our energy efficiency retrofit will have much of an influence on our appraised value and expect nothing as a result of our rent premium.

That's when we backed off, and decided to give him the benefit of the doubt.So even though I *think* new guy brought them in, I can't ignore there was an infestation shortly before he arrived, It makes things ambiguous - I can't in all confidence guarantee they weren't there when he moved in.
