Seems like every time I fly down there the house purchase prices were higher than before. 

I flew out to orlando last week and just seem to be priced out of the market, I am flying to south florida next week to check things out there. 

If it is ordinary, like sugar ants or flies or mosquitoes or mice in a country home, then I expect the tenants to handle that.

I own a duplex in Ferndale, 1000 feet north of Detroit as the crow flies (I have measured just for fun).

Its a very hot market right now and houses are flying off the shelf.

The lease option did not fly as the owner thinks that property prices are going up and he might be able to get a price closer to his asking price over the next 2 year where I would hold the option at today's market price -12%.The only option I see is to offer to rent with a hard closing in 24 months.Any ideas are appreciated.

I am flying up to Detroit soon to meet up with a local realtor and really would like to speak to someone who  has created a rental cash flow and/or flipped properties.Please do NOT provide complaints nor negativity about the city without any real info but sincere constructive feedback, good or bad, regarding the Detroit rental landscape(not what your read or heard-word of mouth).
