Cash Flowing BRRRR Locations in Florida

Hey everyone,

I have around 250k Cash that I am looking to BRRRR with. 

I will relocate to the area where I will be doing the deals, The wife & I do prefer somewhere warm & sunny (currently live in AZ) 

First Preference is anywhere in Florida, but I am having a tough time finding anything good with all the competition & people moving in. 

My main goal is long term cash flow, and my specialty is adding value & rehabs. 

I flew out to orlando last week and just seem to be priced out of the market, I am flying to south florida next week to check things out there. 

I know the midwest is ideal with the prices/my budget, the 1% ratio, and cash flow but If I can help it I would prefer somewhere warm.
