I would just contact the lease holder and ask them to have her fill out an application and put her on the lease.  

I was curious if the thoughts of some other investors about these two differences in the way that their property is filled and managed.

Having a great PM or personal knowledge of how to market these and not be strangled by people slashing rates to be competitive and fill the units will make a big difference too.

I would of thought for sure some of those companies wouldn't mind taking your monthly dues.Not sure if it would work for your exact situation but maybe give cbzhomes a call or fill out their online contact page at whycbzhomes.com.  

You can have a mobile car wash truck etc. fill up on your dime or the neighbors connect up the building over to wash their cars.

Also had a microwave die at house #1 (Bella).Inventory: I have two new-to-me vacant houses to fill and one rehab in progress.  

Should a property becomes vacant, it would take approximately 1 to 3 months to fill.

I do seem to have a LOT more denied applications and it takes about two weeks longer to fill a unit.
