Direct Lending Partners & EquityMax

I am currently presented with a golden opportunity to purchase a property for 50 to 60% below market value. Unfortunately my funds are tied up in a rehab project and I find myself having to turn to a HML for the first time. I have been in contact with two lenders in my state, Florida, and have been given sold numbers regarding loan amount, points, interest, etc. Normally the high interest rate, 12-15% would send me running bu as this will be a very quick flip, within 60 days, I am willing to bite the bullet as the return is too great to pass up. With this post I am hoping for feedback from anyone who has ever dealt with Direct Lending Partners, local office in Ormond Beach, Fl. or EquityMax in Ft. Lauderdale, Fl. Any information would be appreciated as this deal must close quickly to happen. Thanks in advance for your help.
