It was the height of the market but I was able to buy it for 10% down w an ARM that never went above the orifinal interest rate.

Hello everyone,I currently have a portfolio of 10 SFH rentals. 6 of these are on 30 year conventional mortgages with rates anywhere from 3.18% to 5.25%. 3 are on a 5/20 ARM at 5.1% and 1 I just closed on a 5/20 ARM at 6.8%.

It could be argued either way, but definitely better to be explicitly in the lease.(2) To automatically swap to a week-to-week tenancy in the lease after the lease term, because this can make evictions for any reason go much quicker. :-).

When 08/09 happened it hit the tampa bay area hard causing us to lag for years and a lot of investors were out of luck using tons of leverage, ARMs, interest only loans, high cost hard money, etc. which is very similar to whats going on now.
