We are trying to find a financially savvy way to sell and buy something new with the money from the sale.

Life is not a race, 2-3 years is nothing, enjoy yourself.

All we can do as investors is keep an eye on the underlying fundamentals of the particular city we are looking to invest in.

Due to the increased wear and tear from more occupants, is it reasonable to ask for more rent, such as 2800 or 3000?

I enjoy working with technology and don't foresee that ever stopping.

Purchasing just one of these fourplexes at $1.3 million would be a great deal and it's in the price range that we are looking for.  

Personally I really need to live in Hawaii, and be able to visit different places that I find fascinating and enjoyable.

It is unlikely that we are ready to purchase our first property, or that we would be able to negotiate such a discount; however, I am doing exercises to ensure that I am familiarizing myself with the process.One thing about this duplex.
