I've been targeting NorCal markets now for a couple of weeks running ARVs between 70-80% with no luck.Is it appropriate to believe I would potentially receive a lower cost per contract & increased motivated lead flow doing the same in out of state, slightly more stagnant markets?

So, to buy the property at good discount rates, we need to dig out the pain point that is motivating the seller to sell the property.

We got a house for $10 dollars, and they can move on with their lives.Because we deal with true motivated sellers (by definition, "motivation" means that is is not necessarily about money) we can easily solve problems for true win win situations.

I’m looking at investing in 12 efficiency units.

Within reason, extend that across all appliances... an old and loud energy inefficient air conditioner isn't really going to hurt you (beyond statistical noise), and a new energy efficient one that's quiet isn't really going to help you (beyond statistical noise).

But a house would take you years... could you stay motivated for 3+ years, working 60 hours a week?

Efficiency rating is an important consideration when choosing/comparing models.
