Has anyone used crowd funding or perhaps a private equity reit to fund a deal in the 2 million dollar range and if so how did you set it up and make it attractive to investors while keeping it profitable on the back end to actually run and maintain the property correctly? 

When I run numbers most of the deals don't work for me, and the ones that do typically end up having more problems than I have money or someone offers more than I can.

For one, I actually get leads (not prospects), and plenty of them.These are LEADS, as in people took the initiative to reach out to me to do business with, not prospects that your AI, prop stream, batch leads cold calling, driving for dollars, door knocking provides.You are not improving the performance of lead generation with AI.
