Simply put, there are a lot more co-hosts/managers like myself and yourself who got started self-managing their own properties around covid and are now afraid or unwilling to buy new properties at current prices/rates, but want to use their knowledge/experience to keep increasing income in the space.

Yet, as I closely monitor the current housing market, I realize that stability and thorough due diligence are paramount before taking ownership.

.- The depreciation amount for my rental house would be maximized bc would be set at the selling price / current market value vs 2001 cost basis + improvements.

It's just far better to bring the loan current or pay it off or file for a "clean and honest" bankruptcy to stop the foreclosure.

Maybe I was too ambitious by expecting to get a solid property in a solid area for $100k below assessment with no competition... but man, I am going to have to up my game!

If you never built before, then understand all the process of how much it takes to build a new home/modules before strap down all your cash in one place.If the number doesn't work for your current search, then keep on looking... instead of getting stuck on a bad deal that mitigate you from invest on potential good deals.Good luck
