Are most of these folks just making offers with no financing contingency, then tapping lines of credit or using other instruments to close these deals, or are they literally wiring cash from their checking accounts at closing?

If everything checks out so far and you want to move forward with the deal you can put it under contract to buy but have it contingent upon title being delivered by a warranty deed and upon inspection.

Hi Dave,I was in a very similar situation last year, and am in one again as of last week (tenant made an offer to buy their rental and has now removed contingencies).
