@Cody Smith, I'm going to guess that half of the comments will encourage you to pay off the debt and the other half will encourage you to invest, in other words, you may be right back where you started, which is undecided....My two cents; only you can decide which path you would like to take, both have advantages and disadvantages.

In a competitive market, forced appreciation seems to be what I should aim at after I find a deal.I forgot to precise this but my comment was related to house hacking a Triplex@Frederic Babeux the decision to start with montreal, at least for the start is because my girlfriend and I work here and we wanted to house hack as an initial investment.

As I said earlier in the thread comments I reduced my 401k to 8% so that I'm still contributing a decent amount while I save for my first investment.I actually got pre-approved for a loan recently and everything is looking good, the loan officer that I used is and investor as well and is saying that with my credit, income, and low spending I have a lot of options.

On small local banks or C/Us may not be a major problem, but you deal with a large bank like a Chase (that is not a comment on their integrity just that they are big) finding the right person to approve is like going through a labyrinthine maze.
