As I follow the market it seems that homes are being valued and listed higher than their actual worth and many buyers are willing to pay more for less.

I am purchasing the homes at fair market value and close next month.The engineering and city applications are already submitted for the subdivision and signs indicate it will be approved or else no deal.I have the homes under contract and the property owners have signed another listing agreement to allow me to market their homes to the next buyer.

The same $100,000 spent on one house will bring in $850Rent/Purchase percentage better with cheaper houses.If someone trashes a cheap house, I clean up and move onIf someone trashes an expensive house I am sickI am a cheap house buyer

As I deal with strong interest from serious cash buyers my problem is finding a competent Investor Friendly Attorney that I can work with for this deal that commands 20%+ Rental Cap Rates for the lucky End Buyer. 

Wholesaling means you have a buyer already waiting for your closing.

@Jordan Hamilton I’m not an expert on your market but no at those numbers I’m not a buyer.  

I'm a licensed Florida Realtor so I generally assist buyers and sellers directly.

The local buyer market up here is tough, most of our investors are looking for suburbs and single family but the Syracuse market is saturated with dilapidated multi family homes.

If possible always make it contingent on a buyer. 

I do have a deal in the works with a buyer seeking a VA loan.
