Overvalued Market Conditions

Had a talk with a close real estate agent today (Manages about a 100+ agent office). I've known him a long time and decided to approach him to gain some info/network. After an initial discussion with him, he came back to me and told me investors he works with have started lending money to house flippers and have stopped flipping themselves. As I follow the market it seems that homes are being valued and listed higher than their actual worth and many buyers are willing to pay more for less. Thoughts on the current state of the market for flipping?
