For me, similar to what I have heard and learned on the BP Podcasts, the calculation for profit is Rent - mortgage P&I (principal and interest), taxes, property management, vacancy plug (~7-10%), maintenance plug (~7-10%), capex plug (~7-10).

Need something more permanent than a plug in space heater or something like that.
