Which is the better Option in TX

I'm currently racking my brain for this new turnkey in Lone Oak TX brand new built in 2020 or this Triplex in Travis County 70 year old rehab 2020. The property in Lone Oak is the highest price tag property in the county butt turnkey and brand new but average property value of 65k. The triplex is a new rehab 2020 built 70 years ago but area is close to Charles Schwab, Google, FB and Tesla factory and average property value 195k in a transitioning area. I'm attempting to house hack and don't know which property to choose. Lone Oak very difficult seller also. I really need some help on this one. Lone Oak gas zero comparables and Small Town with the only Quad plex. Plus seller attempting to control every aspect of deal down to attempting to select my termite inspector. 

Lone Oak 615k return annually $61,200.0
