PS for the record I wouldn't probably wouldn't bother putting in a cap rate when marketing a SFH even if it was intended for landlords.

Finally, and this has always bothered me, unless the property isn't appreciating, then the equity isn't dead, it simply isn't getting optimized yield and as a corollary it does not have maximum risk.

Both of them had 6 figure + equity built in and allowed me to refi out and get all my purchase price + upgrades back so own them with nothing out of pocket.Normally I wouldn't bother to 'brag' about that but I will only because both of those were 'on market' deals.
