We had it listed with the local hot shot realtor (and she is great but no offers..) for three months..so we went back to FSBO to lower the price to what we felt was very attractive..and our realtor agreed..nice price.

I would certainly make your property look top notch so you attract the best tenants.

Think of that pre-approval letter as your wallet , you’ll need it to submit offers on properties that you’d like to purchase.

I say in general because if the apartment is located near colleges for instance or in attractive downtown areas where millennials want to be, a higher mix of one bedroom and studios can work and may be the play for that submarket.
