Start high or start low?
Hello everyone,
I'm looking to purchase my first investment/primary housing which will be a duplex.
Obviously I'm a newbie. My question is, would you recommend me to start with a high end investment, or an average one as my first purchase?
I'm struggling between buying a house around $300k in a high end city, or an average house around $150k in a town 30 minutes away from this city. Both have colleges near them, but the expensive one is closer to the college.

Great strategy! If you buy the 150k property will it allow you to get another property sooner? (assuming your goal is to acquire more than one property).
For the higher end property, are the rents on the higher end as well? In down cycles, people move from the high end to the middle and people from the middle move to the bottom.
It all depends how comfortable you are with either investment and your investment goals but you're asking the right questions.
