I just went on the HUD website for the first time and was amazed at how many foreclosures there already are in some of the cities I’m interested in.

That cash flow is not as common here in Columbus, but our appreciation has been amazing. 

I'm amazed how easy it is to keep clean and perfect, especially when we stay at other places and the tubs are dirty or smell like mold.

The suburbs are amazing as well.

I recently stayed at a slightly different 1 bed property which is ~30 minutes from the area and closer to 'normal' civilization, Situation B, (with amazing views), and the owner said he has a 6 month peak of 100% occupancy and 50% occupancy the rest of the year.I've looked at AirDNA, which I've recently learned about, and the free views claim that that rentals in Situation A have 50%+ occupancy rate, resulting in nearly 2x the revenue I would expect from from the information from the management company in the area. 

Even without marketing spend you'll be amazed how much easier it is to find deals in those markets compared to CA.

I've found it hard for the numbers to work unless it's an absolutely amazing deal, at least for flips.

That's a job most guys skip due to the time/cost/hassle (as I'm sure you found out), but it sure looks amazing when done right. 

That's what I would recommend newer investors do too, but of course if you see an amazing deal before everything is said and done might as well go after it.
