Everything is great but we are concerned about getting money for another house.

They have a procedure to make them come in front of them and prove they have just cause and a legal claim to charge you and must produce a contract that states they will do a specified service for a specified price and any change order must be accompanied with a change order signed by you. 

Our main concern is "what if I cant find a buyer, is there a way out of the contract?"

I too had in the past paid a lot of money for home study courses and to a lot of "guru's" as well so I feel your concern.

@Liz Sickinger if your concern is about differentiating your marketing pieces from your competition I would encourage you to look at things different.

You already have expressed a concern about neighboring properties/companies.I'm sure a quick search of the Internet will provide you with articles/info regarding stories of people buying properties for $X, not doing sufficient EDD, and subsequently finding out that there's an environmental issue and the remediation will cost a multiple of the $X purchase price. 

The concern was the weight of a vehicle on the lawn could damage the sewer line. 

We tried offering cash for keys, but that did not work.Trying to purchase the property from a relative. but every one is concerned about the dead beat who will not budge and not move at all.  

one of my main concerns is the liens and other liabilities that you could get into when purchasing those properties.Does anyone have a check list of things to go thought.Thank you guys

My biggest concern would be the figure beside home owners insurance.
