Although, still not sure about the split.I already have: - healthy 401k and I contribute the max- roth IRA- I own my primary residence (have a mortgage) - I own one rental property (with a mortgage), which is cash flow positive- I also have $30k in savingsMy plan is to continue saving and start buying other rentals.

We would like to be able to continue the pattern of leveraging equity and OPM in to the next property. 

The sales price is accurate although I do not see that area continuing to appreciate over the next year or two.

AND, I would require that there be a smoke detector in the garage that is "connected" or "talks to" the smoke detectors in the house so that if a fire does break out in the garage, the tenants can get out out before the house burns down.I would also make sure that there is a sufficient fire wall between the garage and the rest of the house.

Talk to your lawyer, but I suspect you can recoup her share of the mortgage and utilities from her share of the proceeds when the house is sold.
