@Matt Romano, yes, I agree with you on that and other special scenario(s) , my reply is more for generic situation for investor.But it's very tough to find a good deal in today's scenario, until you are very lucky.

I responded to her saying that we cannot offer any incentives for her and would like for her to honor our current lease agreement, and she replied by asking if she'd lose her deposit if she leaves.

@luke carl thanks for your reply. im not the poconos guy you mentioned im planning on staying in southern california with the investment and had no plans of quitting my job while investing.
