If you are adding in rehab items like flooring or carpeting, maybe fixtures, etc. then maybe $5-10 per square foot.For rough example if the house is 1,000 sq. ft. and you use $5 as ball park plan on spending roughly $5,000 on the updates.

I would be inclined to find some piece of the construction with a date on it, breaker box or plumbing fixture and use that for the date.Start over with and new insurance company and provide a date from the get go so that it doesn't come up again.

Remove the fixtures and improvements (as far as I know this is legal as I do not have a mortgage on the house) and let it tax foreclose.
