Should I continue to pursue this deal??

Hello all, 

I finally got my first property under contract recently. ARV is about 120k. Contracted price is 77,500. The home needs work (foundation, roof, and cosmetic updates). My contractor gave me a bid of around 46k. However, I believe the contractor bid is gratuitous considering the neighborhood. The major work (roof and foundation combined) is only around 14k total. I plan to complete all of the other work (mostly cosmetic - painting, changing fixtures, flooring, etc) myself. I also have a few family members that are contractors who are willing to help. My total actual costs to rehab the property should be around 20-25k at the most.

Today my current lender is now having second thoughts due to the fact that homes in the area have only sold for 119k and the amount of work on the repair estimate provided. The thing is, I'm not looking to flip the property. I plan to complete the major repair work and refinance the property as a rental. The current rental rates in the area are about 1500/month. 

The issue I am having is that my option period ends tomorrow at 5p. My option period initially ended on Sunday; however, I was able to get it extended to Wednesday, 10/12/16 in order to give my hard money lender time to give final approval. 

Any help or advice would be greatly appreciated.
