It has had tremendous increase in value, tremendous cash flow but I have taken both depreciation and cost segmentation depreciation.

I will say you have one outstanding advantage you know construction whether it's a little or a lot, that helps tremendously.

This area of Nevada is growing at a tremendous rate due to Tesla's Gigafactory (which I work at) and other factories that are popping up.

There is a tremendous amount of growth going on in Columbus and Columbus has the strongest population and job growth outlook of any city in Ohio and most in the Midwest.  

Lots of homes here can be picked up around $250k, so the equity growth is tremendous.

This market, like any other, has its challenges right now and there is a ton on competition currently, so hooking up with other like-minded individuals and getting that extra education will help tremendously. 

Interacting face to face will help tremendously with forming those critical relationships to aid your progress.

@Jo Kinal Eagle is a great area and is growing tremendously but it also a bit different from other areas around Boise.
