Hi Kito,
Nice job, it sounds like you've done some homework! Nova Scotia is a great place to invest! Halifax/Dartmouth/Bedford are really considered to be the same city (it's the HRM - Halifax Regional Municipality). Dartmouth is where you'll find the lower price points, and generally speaking the better ROI because the rents are still comparable (unless you're right on the Halifax peninsula where everything is higher). For the price of a down payment in Vancouver you can buy an entire duplex or even a triplex out here! Our most recent triplex was 225k, we collect 2925/month in rent and tenants pay their own heat and electricity.
Lower Sackville can also be a great option. Prices are even lower than Dartmouth, but it's only a 15-20 minute drive into the city so there's a lot of room for appreciation as well as a decent cash flow.
You'll want to have a good team of local experts in place when you're investing outside your home city. We can definitely help you find a great investment and make sure it's well-managed, so don't hesitate to hit me up.
Cheers,
T :)
