Alessandro,I've only looked at the listing for a couple of minutes but as others mentioned already, loopnet has the leftovers that nobody else wants for a reason.A couple of red flags that I saw immediately:1) from the pictures the surrounding area doesn't look to great.

@Lyn Zo  If you're looking for appreciation in Boston and the immediate surrounds, I'd say that being in the path of gentrification is your best bet.That means Roxbury, Dorchester and especially Mattapan. 

@Ben Guttman I was calculating cap rate which was a bit challenging as this 8 unit has been vacant throughout its surrounding area being gentrified.

@Matt Moore One of my regrets in a rehab was not thinking to add a transom type window in a tub surround while demo-ed, like the upper 1/4-1/3 of your window.

I have called several different property managers in the different areas to feel out rents but when I am searching the entire metroplex and the areas surrounding it, rents vary and really the only way for me that I am aware of to accurately get a feel for the rents in that neighborhood is through a quick CMA.

Having learned many areas I have narrowed my search/# of available assets or potential thereof to the surrounding areas of ODU campus colonial place SSE to park place in Norfolk, VA.

If the comp value of the surrounding land is $2K under what the seller is asking, will this not appeal to builders?
