You for sure want cleanings every couple of weeks so you can get inside the property to check on it.

Gave them a name to trace and checked the phone numbers they delivered against the numbers from my own access.

Secondly, I also like to check the HOA docs and give them a call to verify ability to rent short term. 

I don't know where that leaves you but check and make sure it's what you want before sending money. 

Another thing I would double check is the zoning and/or any restrictions that may effect the lot as some don't allow manufactured homes.

I've seen that too which is a little sad considering that's one of the things I miss from working in my old large public firm.I can certainly see where you're coming from and I was wondering myself on how the SUoP would be defined since there isn't really a standard definition defined by the IRS with regard to construction/renovation.

Please keep in mind if you do it, make sure you or your PM is checking the games (i.e. making sure all pool balls are present, and sticks are not broken, etc). 

Ease of tracking expenses for me and accountants is the other major factor for me on the software.I'm hoping some experienced voices could provide a sanity check, but if we can thread the needle financially this would be a win-win-win at a time when money is only getting more expensive.
