They take too long, and the date they need is too in depth typically for the buyers I buy from.  

Most importantly you need a great cleaner and a handyman on speed dial.

We found a way to split the deal into 3 separate deals and spread the closing dates out over 60 days.

However, some associations will try to stick you with unpaid dues and assessments not recorded as liens up to the foreclosure date. 

I would also recommend AASEW--Apartment Association of Southeast WI---I find the members very impassioned as well and up to date on local topics--they also advocate for landlords. 

My challenge now is the tenant who currently lives there is being evicted and am worried if tenant will be there by the closing date which is about 30 days away.

I think I should be able to get those rents from the date of close to the end of the Semester.
