Cost per door and efficiency of scale beats all for me; the rest is just noise.

SFHs are a great way to start, but we prefer having the economies of scale that come with MF.

I'm torn between the convenience of buying turnkey properties, but feel it won't scale as fast as using the BRRRR strategy. 

I'm looking to find an attorney that has experience in Real Estate, as well as a CPA in SE Michigan so I can get my systems in place correctly and then scale.

If we're scaling that concept and using a 2nd property with the same exact figures, your DTI% would stays the same, since that ratio hasn't actually changed - is my math on that right?

To me it seems like the market really grew as investors started pulled money out of Boston Suburbs and were looking for a place to park it where they could get some scale and avoid paying capital gains taxes on the sale.

I'm fine not pushing her out now as she's been good, I'm cashflowing, and I can focus my efforts on scaling.  

@Henry Thai once you scale up it makes sense to put in granite as opposed to laminate.
