So it would depend on your market: are there more people who make 120k a year who don't want to (or can't) buy a house or people who make $9/hr who can't buy a house.Another aspect is the ability to add value to an apartment complex from raising rent, adding coin-op laundry (debatable on the profitability), rental storage, soda/vending machines not to mention the natural appreciation.

Right now you are learning the technical aspect of a people business.

This would essentially roll the new roof into the mortgage on the house.The question is - would you do this - include the roof in the mortgage?

Even in real estate, even though I am a broker, a licensed builder I don't put roofs on homes, I am made for that.  

We can learn from others even if we don't agree with some aspect of their life or message.

@Howard ThomasMake sure to hire a qualified inspector to make sure the foundation, electric (not knob and tube), roof, and plumbing is in good condition.

I have worked with many FHA buyers and I only had a problem with one property where the garage roof was in terrible condition and needed to be replaced.  

Additionally, have to work around the concrete slab/driveway.New plan is to just finish converting the garage and instead of building out, raising the roof enough to get a second level.

Or a roof and new HVAC is "small" but that is also $10-15k cost in my market.
