Frankly, I don't focus on cap rate.In single family, the cap rate is an irrelevant metric because it has no bearing on value, so I focus on cash-on-cash return.In apartments cap rate is not my critical metric, but it helps identify which properties might be more interesting.

If you intend to have the cars towed, calling him and telling him this a week or so ahead of time would give him some time to move them.That way you avoid (as much as possible) making an enemy both with online reviews and in person.Just my 2 cents.
