Assuming this has all been repaired, you have to consider that now there's nothing for an insurance adjuster to review. 

Every time we are looking at acquiring a new property in a specific area, we re-review the market.

Frankly, I don't focus on cap rate.In single family, the cap rate is an irrelevant metric because it has no bearing on value, so I focus on cash-on-cash return.In apartments cap rate is not my critical metric, but it helps identify which properties might be more interesting. 

You can also search Google and read reviews.
