I am new to wholesaling, so I need some advice on a potential deal that I received.  

They had inherited it 3 years ago and had recently evicted the 12 year tenants after only receiving 3 of the past 8-9 months rent.

Normally title work begins when the Buyer's agent receives an email back from HUD showing acceptance of the contract and EMD.
