In progress currently raising rents.One unit was empty and is now filled with a solid tenant.2nd is struggling to pay but is working hard paying what she can.3rd has declined to pay rent until their CERA is funded (Paid out on eviction court date 2 months after approved.)4th has been paying on time every month including increases.

Also, be sure you are taking daily photos and creating reports of what happened as construction progresses and which trade was there and when.

I would get a good GC to work alongside the foundation company...to check doors and windows and such as the work progresses.

Alternatively, if Air BNB/VRBO is not working out, then I can always switch to a traditional lease with long term tenant, also "investment" intent.My point #7 was a thought that did "feel" to me like it would be too manipulative and my pursuit of it wasn't a serious thought but wanted to get opinions just to have full scope of understanding how all this works being fairly new to the 1031 area of knowledge.I'll come back one day in the future and post how it's all progressing.
