I am considering using private lenders to invest in already owned property to pay off what is owed on a credit line used as the down payment.

Only thing I can imagine using 17k on is being a private investor either via partnership or private lending.

When it comes to a private investor, what do you guys look for?

The other option is to borrow private money or work with a hard money lender and retain equity. 

There are some alternative ways of raising the cash....ie. private money/partnerships/
