I would take out a line of credit to for a down payment and closing costs on a new property and pay that line off as soon as possible so I still have a rental that cash flows great and can cover the mortgage on the new property should you have some gaps in renters.Everyone's situation is different as well as there short term goals.Good luck in what you choose to do and congratulations in having a property paid off and having so many options at your disposal.
