Which IRS Form do I need to generate and give to my investor friend so he can deduct the $3000 on his taxes and what IRS Form do I need to generate to report my $3000K income on my taxes?

@Nicholas L.An ideal situation for me would be to househack a triplex but I’m not finding anything like that at the moment so I figured I could at least start to build some equity and cashflow with the condos in the meantime.

Long time lurker in the forums.I've flipped 2 houses so far, 1 of them failed and I now have wonderful tenants that are 1.5 yrs in.

Age range: 20 (future college grad) to mid 30s so all pretty young.
