I am from the North East and currently living in NH but earlier this year had an interest having a good cash flowing multi in FL after lots of research from last several months and based on the market condition right now I get a gut feeling thats not gonna happen anytime soon for me.

I'd avoid the metro area - you'll see lower value properties, and you'll get the same problems.I'd probably look to Cortland/Champion Heights, which are kind of to the north of Warren.

We don't live in a cash flow market necessarily, but if you're west of the 5 in North County coastal, you'll be good in terms of natural appreciation.

I’m from Saint Louis I own property in soulard class A property to me and I own property in north county which is the rental market it will most likely never appreciate but rent is high for what you pay for a house Saint Louis has everything if you want class A properties in the city go Soulard Benton Park Tower Grove if you’re looking for upcoming I’d say Tower Grove East or Benton Park west and let’s not forget Cherokee as long as you’re on the main strip Cherokee is great you go back into the neighborhood I’m pretty sure you will get robbed that area has been trying to gentrify for years.
