The health department will do an inspection of the property in order to get the water into your name until the property is rented.

@Patrick J. in my experience, most negotiations revolve around three areas 1) roof 2) HVAC 3) health and safety.

It cuts and installs just like drywall, far less mess than durock and the debris doesn't scratch your pan/tub like durock.

lenders / underwriters are  often picky regarding any perceived " health and safety " type issues ...rotten decking would fall into this category .....ideas  1) change loan programs / lenders  to see if this issue can be  tabled   2)  possible to patch the holes and  fix the rotten areas  versus  re doing the entire deck ?
