Problem with underwriting after appersial

Working on my first brrrr and house hack deal. House is buying is a 3 unit. House appraised for asking price no problem. In his report it came back that the decks need to be replaced in the near future. Spring time, perfect that’s when I planned on doing them. Some small holes and some rotten boards. Yes it needs to be done in the near future. Underwriter says they won’t close until the decks repaired. It’s winter time and the deck is fairly large. 17x60. I don’t want to redo them now in the winter and I know the seller won’t go for this as he wants to close ASAP. How can I work my way around this? I told my lender I would sign a letter saying they will be fixed by x date, or I will just replace the bad boards... waiting to hear back. Any suggestions?
