I invest in some of the tougher areas of little rock but have passed on pine bluff.  

Birmingham, Atlanta, Indianapolis, St Louis, Kansas City, Memphis, Little Rock, Indianapolis, Greenville, Jacksonville, Tampa, Houston, San Antonio, Little Rock, Milwaukee, Cincinnati, Dayton, Cleveland, Ohio, or other secondary or tertiary markets.

(He did not have a 780 FICO...)too funny I remember 15 to 18% rates and if you could get sub 10 you were a rock star.. my first mortgage was 9% 

They will be your employee, so you need to have worker's comp to protect yourself, and general liability to protect others that your employee may injure by not clearing the snow properly or by flinging rocks and debris from the lawn mower.

You can find the best deal out there and ruin it with a sloppy team, or you can find a ok deal with a rock star team and turn it into a great deal.Best of luck and feel free to reach out if you want to talk about what is needed in a team.

This is a very disciplined lot of buyers with rock solid jobs, huge savings culture and strong dual income structures.

Some good cash flow markets would be Little Rock, Indianapolis, and Atlanta (parts of it at least).
