Get those big fat BAH checks associated with the zip code your school is in, pay your rent, pocket the difference. [[ Possible bonus points: On top of that, many universities (the entire UC system, for example) force you to apply for FASFA even if you do not want to or need it.

Thanks for making it clear.I guess I was seeing it as if I'm paying her and she is paying rent, why not get an added bonus.  

He is way out of your league and highly unlikely he would be interested unless he is feeling generous.

And even if you go back into real estate, the bonus is that you get to start over with a new cost basis.
