That presents a great opportunity, however it is hard to scale when buying everything with cash.

If you need cash flow to make this a good investment for you, then this deal would not be good.

to be clear on my journey here. i am new to wholesale. this was my first cold call to a seller. the ARV is 2.5 to 2.6. i have some rental properties that i cash flow on currently.in my recent history of buying properties to flip, i keep getting outbid on off market deals.  

I got a 6.25% rate, and even before refinancing I am now cash flowing 1K/month because of the STR.  

You could run into a cash flow issue at that point.Have you considered a stabilized bridge?
