You would need to check with the city to see if they have verified permit for the addition, they should have some record - if not it would be assumed build without permits or regulation.Note, if you do go to the AHJ to check permits, jurisdictions will not then flag it as having unpermitted work.

wouldn't buying new furniture before paying the security deposit be a red flag to you....not that the person(s) doesn't have the money to pay rents, rather they obviously don't view it as the priority.

Now perhaps a bank might do it to an out of state investor ( I have heard not being local is a huge red flag for banks) but the property would absolutely have to be local to the bank's market.

One strategy is to purchase a property into your own name and transfer it into a Land Trust, which does not trigger the same flags as it would going directly into an LLC.
