I realize you wanted a paper trail for everything, but that loses you a lot of ground in personal relationships.

I personally would be their agent, but I am very hesitant to partner with people unless I have fully vetted them.I would be their agent on a few deals, and then you would decide if you want to partner with them.

At that point you pivoted to AirBnB, and you say that is sometimes covering the mortgage.I personally don't see a reason to stay in the house.  

Trash, miscellaneous such as water charge for a water leak, umbrella policy or other asset protection, book keeper/tax person, etc.  

I personally only buy STR'S where I would want to go on vacation.

For vacant land, it pretty much means you have to file an ejectment lawsuit to establish that. 

If you can't keep control of your personal finances, you are highly unlikely to succeed in real estate investing.

I've even seen lenders utilize college as two years of work history instead of taxes filed so you never know until you apply and put the cards on the table.
